Rent Collection

On Line will collect rents monthly in advance from the tenants and forward these monies on receipt, less commission, directly to the landlord’s bank account. Statements of your rent account can be provided on request which will detail all rents received less commissions and any repairs paid for on your behalf. Payments are made to landlords by direct BACS transfer via a computerised link from our office to the bank. This eliminates any possible problems with postage and speeds up time taken for cheque clearance.

Inspections

Also included in the management service are quarterly inspections. A detailed inspection report will be sent to you. This will note the condition of the property and if there are any essential repairs needed.

Property Maintenance

From time to time your property will need repairs to be carried out and occasionally emergencies arise. At the outset the landlord sets a limit on how much could be spent to rectify an emergency without the need to contact him. Any quotes for more than that amount are passed to the landlord for his approval before the work can be carried out. The tenant is instructed to always contact us as soon as any problems arise. We firstly decide if the emergency is the landlord’s responsibility to rectify. If it is, a qualified tradesman is immediately sent to the property. We have a list of tradesmen we use, that, over the years have proved themselves to be reliable and inexpensive. However, sometimes the landlord instructs us to use someone that he prefers. The cost of any property maintenance is deducted from the rent and a copy of the receipt forwarded to the landlord for his records.

Inventory

For a small additional charge an inventory can be prepared. This will note all the items in the property, a schedule of condition and the meter readings. We will spend time with the tenants before they move in checking through the inventory with them and obtaining their signature(s). A detailed inventory agreed upon at the outset of the tenancy often helps to avoid disputes later on.
